You earned your VA home loan benefit. Make sure the house you buy with it is in the condition you expect — and save with SP&D's veteran discount.
Many veterans assume the VA appraisal doubles as a home inspection. It doesn't. The VA appraisal establishes value and checks the home against the VA's Minimum Property Requirements, but it is not a detailed evaluation of the home's condition, and it won't tell you about many of the defects a professional inspector looks for.
A VA home inspection from Home Inspections by SP&D is a full, independent inspection of the property you're buying with your VA loan. Mark Schumacher evaluates the roof, structure, electrical, plumbing, heating and cooling, and interior, then explains his findings so you can make an informed decision before closing.
Mark has built projects for the U.S. Military and is proud to give back to those who served — veterans receive a discount on their inspection.
Both are part of buying a home with a VA loan, but they answer very different questions.
Estimates market value for the lender and checks basic VA property requirements.
A detailed look at the condition of every major system and component.
Clear documentation you can use to request repairs before closing.
A thank-you for your service, applied when you schedule.
An appraiser may spend a short time at a property and focus on value and basic safety items. A home inspector spends hours examining the roof, attic, crawl space, systems and interior for wear, defects and safety concerns.
If Mark finds problems, you'll have the information you need to negotiate repairs with the seller. Some issues may also be things the VA would require corrected, which is better to learn early in the process.
For many veterans, a home is the largest purchase they'll ever make. An independent inspection is a small investment that protects a big one.
The same complete evaluation as any SP&D buyer's inspection, including:
The VA requires an appraisal, not a home inspection. A professional inspection is optional, but it's strongly encouraged because the appraisal isn't designed to find the defects an inspector looks for.
That depends on your purchase agreement and loan terms. Talk with your lender and agent about how inspection costs are handled in your transaction.
Yes. Home Inspections by SP&D offers a discount to veterans, as well as teachers and first responders. Just mention it when you call to schedule.
Depending on the property's location and your lender, a VA purchase may call for a wood-destroying insect report — ask your lender early. Either way, it's a smart addition, and Mark can tell you about our termite and WDO inspection when you book.
